Why live in Queen Creek, Arizona? Why would anyone want to live in Queen Creek? Well, I can think of some good reasons. First of all, the real estate market in Queen Creek presents a good value. You can get a nice house in Queen Creek for hundreds of thousands of dollars cheaper than say, Chandler or Gilbert. Homes in the Pecan Creek subdivision are in an ideal location. Pecan Creek is about 7 or 8 miles closer to the 60 than Johnson Ranch. You get a straight shot right up Ironwood to the 60. Ironwood Road is being widened to 2 lanes each direction. You can drive from Ocotillo to Route 60 without any traffic headaches. Queen Creek used to have some pretty bad traffic problems. The Ellsworth loop road is being built, and we actually have street lights now. Queen Creek is in the process of building a Target, a Wal-Mart Superstore, Old Navy, etc. We have a new sushi restaurant called Sushi Creek. Looking for a great place for kids to learn?? Try the new Kumon. I haven't tried the new Chinese food place, Golden Harvest. Anybody tried it yet?? Let me know if the food is any good. |

WATCH OUT FOR PREDATORY LENDERS Here are some warning signs: • Sounds too easy. “Guaranteed approval” or “no income verification” regardless of borrower’s current employment,credit history, and assets. These claims indicate the lender doesn’t care about whether you can afford to make the payments over the long haul. • Excessive fees. Higher lender and/or mortgage broker fees than are typical in your market. Because these costs can be financed as part of the loan, they are easy to disguise or downplay. On competitive loans, fees may be negotiable. It is common for home buyers to pay only 1 percent of the loan amount for prime loans. By contrast, a typical predatory loan may cost 5 percent or more. • Large future costs. High-risk adjustable rate mortgages where the payment rises a lot after the “teaser rate” period are seldom appropriate for families who already have had problems repaying other loans. Home buyers should avoid large single “balloon” payments (a lump sum due at the end of the loan’s term). • Closing delays. The lender delays closing, so your commitment on a reasonably priced loan expires. • Over-valued property. Inflated appraisals that allow excessive fees to be included in the loan and result in the borrower owing more to the bank than the home is worth. • Barriers to refinancing. Prepayment penalties that make it hard for a borrower to refinance in order to pay off a high-cost loan by taking advantage of a low-cost loan. • No down payment loans. These loans may be split into two mortgages, with one having a much higher cost. Home buyers should be sure they can afford the payments. • Unethical document management. Ethical lenders and brokers always require you to sign key loan papers, and never ask you to sign a blank document or a document dated before the date you sign. Lost in Translation Every realtor who has been out with clients shopping for Queen Creek real estate knows the disappointing experience of walking into a house and recalling the description in the mls, wondering if you're in the right house. Whoever wrote that thing and lured you and your clients to the doorstep must have an amazing imagination. After seeing over 1000 homes over the years, I offer to Queen Creek home buyers this brief, only partly tongue-in-cheek translation. Charming, adorable: Small Cozy: Really small Exclamation mark in listing (single): This house isn't getting much interest. Exclamation marks in listing (two): This listing is in trouble; it won't sell. Exclamation marks in listing (three or more): Will somebody, ANYBODY buy this house? Location, location, location: The only thing going for it is the name of the town, and these are the cheap seats. Bring your updating ideas: Bring your contractor. Ready for your personal touches: Get ready to rip up carpet, tear down wallpaper, and hire a personal shopper at Home Depot. Investment opportunity: Knock it down and build a new house. Room for expansion: Has a yard. (If you had a spare $100,000 laying around after the down payment, maybe you could build something.) Don't miss out/hurry: We are getting truly desperate to sell this place. YES! You can afford to live in Scottsdale!: See "location, location, location." No HOA: The neighbors have 2 cars up on blocks in the driveway and Uncle Larry lives in the pop up trailer in the front yard. Honey, stop the car!!: The only people who would even consider living in this house are currently living IN their car. Mrs. Clean lives here: This place is very ugly, but hey, it is clean.

The opening of the realigned Rittenhouse Road in the vicinity of Ocotillo Road is scheduled to take place Monday, June 18. The old intersection of Rittenhouse and Ocotillo roads, which was severely skewed and located immediately adjacent to the railroad crossing, will be permanently closed at that time. All Rittenhouse Road traffic will then use the new roadway alignment, crossing Ocotillo Road at the new traffic signal approximately 1/4 mile west of the railroad tracks. The new Rittenhouse Road will be continuous across Ocotillo Road at the new traffic signal activated last week. Through traffic will no longer need to turn in order to stay on Rittenhouse Road. Drivers should remain alert through the work zone and pay careful attention to the electronic message signs for guidance. Although the new roadway alignment will be open, traffic will still be restricted to one lane in each direction as construction continues along various sections of Rittenhouse Road. The completed 4- to 6-lane roadway is expected to fully open to traffic on or about Oct. 31, 2007. |

Fulton Homes donates $3 million to Town of Queen Creek for library, parks, transportation The Town of Queen Creek recently received a $3 million donation from Fulton Homes for design and construction of the new Queen Creek Library children’s area, parks development, and transportation improvements within the Town. The Fulton’s $3 million contribution is designated to be used in the following ways: - $1 million towards the design and construction of future Town park facilities. - $1 million towards the Town’s five-year Transportation Improvement Program. - $1 million towards the new Queen Creek library children’s area. In recognition for this contribution, the Town will name the children’s area of the library the “Mary Lou Fulton Children’s Center”. This additional funding for the new library allows the Town to enrich the interior design of the children’s area by including exciting thematic elements. Based on planning meetings with the Town’s Youth Commission and other youth who frequently use the library, the Town’s design team came up with a “Four Seasons of Nature” concept that incorporates colorful landscapes of autumn trees, ice-capped mountains, spring flowers and a relaxing summer beach. These lovely images will serve as a vibrant backdrop for children’s programming in the Mary Lou Fulton Children’s Center. ”Building a quality community requires so much input from so many stakeholders,” states Queen Creek Mayor Art Sanders. “In Queen Creek, we try hard to maximize public resources to the benefit of all our residents, and we are delighted about the partnership we have melded with Fulton Homes for our parks development program, our new library and also our streets network.” |

London's Run
London's Run benefits the Phoenix Children's Hospital Center for Blood Disorders and Cancer. It is held in honor of London Solomon, a courageous six year old who passed away last year from Leukemia. There will be a breakfast for purchase to benefit London's roommate Madison Barton, who just underwent a bone marrow transplant. There will also be a Blood Drive at the event. Voters Approve J.O. Combs District Unification Voters in the Pinal County J.O. Combs school district have approved the $18 million bond to supplement state funding on a new high school. By 2009, students will be able to attend high school in their own community. J.O. Combs students will now have a high school of their own. Previously, students had to go outside the district to Queen Creek, Higley, Coolidge, Apache Junction, or Florence High Schools. J.O. Combs could be able to teach high school as early as fall of 2007. However, district officials have not decided whether students will be taught in existing facilities or wait until the new high school is built in 2009. Voters also approved the $30 million bond to supplement state funding on new elementary and middle schools. |
